Signs Your Water Heater Needs Attention

  • No hot water, or it runs out fast
  • Water that's lukewarm or too hot
  • Rusty or discolored hot water
  • Popping, rumbling or banging sounds from the tank
  • Water pooling around the base of the tank
  • A rotten-egg smell from the hot water

Water Heater Repair

Many problems can be repaired without replacing the whole unit, such as a failed thermostat, heating element, thermocouple or gas control, or a leaking valve. We'll diagnose the problem, tell you if a repair makes sense, and give you a price before we start. We work on both gas and electric water heaters, and we install heat pump water heaters.

Water Heater Replacement

If the tank itself is leaking, it can't be repaired. It needs to be replaced. We also recommend replacement when an older unit needs a costly repair. Our replacements include:

  • Removing and hauling away the old water heater
  • Installing the new unit with proper connections and venting
  • Earthquake strapping, required for water heaters in California
  • Expansion tank installation where needed
  • Testing for leaks and safe operation

No-Cost Water Heater Estimates

Thinking about replacing your water heater, or switching to tankless? We'll come out, look at your current setup and give you a price for the new water heater, at no cost to you.

Water Heater Maintenance

Sediment and minerals settle in the bottom of a tank over time, which can make it noisy and less efficient. Routine maintenance, like flushing the tank and checking the safety valve and anode rod, can help your water heater last longer.

How Long Does a Water Heater Last?

A standard tank water heater often lasts around 8 to 12 years, depending on water quality, maintenance and how hard it works. If yours is in that range and acting up, it's worth a look before it fails.

Thinking About Tankless?

If you're replacing your water heater anyway, it may be a good time to consider a tankless unit. See our tankless water heater page.

Water Heater FAQ

Why is there water around my water heater?

It could be a loose fitting, the pressure relief valve, or the tank itself. Fittings and valves can usually be fixed. A leaking tank means it's time to replace it. If you see water, call us and turn off the water supply to the heater if you can safely reach the valve.

Should I repair or replace my water heater?

If the unit is fairly young and the problem is a part like a thermostat or valve, repair usually makes sense. If the tank is leaking or the heater is near the end of its life, replacing it is usually the better buy.

Do you charge for water heater estimates?

No. Water heater estimates are no cost. Call or text (707) 596-3095 to set one up.

Do water heaters need earthquake straps in California?

Yes. Water heaters need to be strapped to resist earthquake movement. We include proper strapping with replacements.
